Upon your order, and regardless of what you level of plan you request, you will be sent an email to the address you enter at purchase. That email will include a link to download a plan immediately that will include a floor plan. Review this page so you can verify your plans and your order are the correct ones. Send an email to JAlexander@theMendedOak.com immediately if the plans you've ordered do not match.
Based upon your order, Final delivery will include the following:
If you order a pdf to hand off to a local drafter, you will be sent a plan based on the options you selected that will include a foundation plan, a floor plan, an electrical plan, a roof plan, and elevations. The cover page and construction detail pages will not be included.
If you order a full set of Architectural Plans, you will receive a complete picture of the home’s layout, typical construction details, and code required notes. Pages will include:
- Project information cover sheet
- Foundation layout with dimensions
- Floor plan
- Electrical plan
- Roof plan
- Exterior elevations with dimensions, roof, and wall finish.
- Schedules for fixtures, and electrical components.
- A kitchen and bathroom design and schedule, only if selected.
- Two to three pages of construction details as needed, including wall sections, roof, window, and door flashing.
If you order a Florida permit ready set of plans, you will receive a full set of architectural plans as described above and a signed set of structural plans that will include:
- An engineering coversheet with plan information, design standards, wind, and load information
- A foundation plan with dimensions
- Foundation plan details
- Framing plan
- Roof framing and ceiling framing plan for a conventionally framed roof. (These pages are not needed or included if the roof will be constructed with manufactured trusses.)
- Several pages of structural details
If permitting in Florida, plans will be stamped and sealed by a Florida licensed professional engineer.
