Brian's Cherry Blossom was inspired when our friend Brian searched through the 1913 Sears Modern Home catalog looking for a solid two‑bedroom solution that would meet his needs as a young professional. We took Sears “Modern Home 191” from 1913 and modernized it by expanding the kitchen, shifting a porch, and adding a second bath. (We also simplified the roof plan.) The result is a strong option for one or two adults or a small family in need of a home.

Like all Mended Oak homes, the layout balances space for fellowship and community with the need for privacy and retreat. You can enter through the living room on one end or through the dining room on the other, with a spacious kitchen between. A central hallway leads to bedrooms and bathrooms - but without any through‑traffic in that area.

If you choose this model

We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 2‑bedroom, 2‑bath, 1,113 sq ft home engineered for the conditions at your site. With a 29' x 45' footprint. Our plans are optimized for straight-forward, low-cost wood-frame construction. Everything you need you should be able to find at your local building-supply store.

For DIY Builders

This is an achievable challenge for a do‑it‑yourself builder (Mended Oak Scale: 6 out of 10). Once the slab is poured and cured, build the walls, set the ceiling joists, and build up the roof from the ceiling, and dry it in. If you plan to build it yourself, make sure you or someone on your team has some planning and construction skill. All required materials can be purchased from your local big‑box or wholesale building supply store. By the time you’re finished, you will have constructed traditional platform‑framed walls, raked walls, conventionally framed ceilings, roofs, and gable walls, and installed multiple windows and doors. Watching DIY tutorials ahead of time is recommended so you can decide which tasks you want to take on personally.

Need to Customize? Want to extend the lanai? Modify a window or door?  Change the exterior finish? Download a custom worksheet, mark it up, and contact us with the results. We want to work with you to deliver the house you need. Custom rates start at $1 per square foot.

Subnote: Truss Plans are purchased separately from a truss manufacturer and aren't part of the plan-set price. If you'd like to use trusses, we recommend getting three quotes. (Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
