Bob's Beech (3BR 2Bath) - Full Architectural Plans - $1084. Other packages available.
$9.00
Bob's Beech: White board, batten siding with a metal roof is a popular look for houses in the country or in older sections of our cities. Dress it up in shingles and siding and the look changes to suit almost any neighborhood. Step in from the front porch and a vaulted ceiling pull your eyes upward. An open floor plan allows plenty of space for family activities.
Unlike most of our homes, this one creates the space for community right down the middle of the home. You can enter through the front door into an open space for the living room, dining room, and kitchen and sneak out back for a quiet moment alone. The side entrance into the utility room is ideal if you want to drop the dirty clothes and shoes before coming into the rest of the house, or just turn right and slide into the spacious master bath.
We provide the level of plans you choose for a 3‑bedroom, 2‑bath, 1,788 sq ft home with a 50' x 47' footprint.
This is an achievable challenge for a DIY builder (7 on the Mended Oak Scale). If you plan to build it yourself, make sure you or someone on your team has some planning and construction skill. All required materials can be purchased from your local big‑box or wholesale building supply store. It can be conventionally framed, but will be much easier with trusses.
By the time you’re finished, you will have constructed traditional platform‑framed walls, gable walls, a vaulted ceiling, and the roof, as well as installed multiple windows and doors. We recommend watching DIY tutorials ahead of time so you can decide which tasks you want to take on personally.

A Ready-Made Bob's Beech will be 50 feet wide and 47 feet deep, so you'll need at least an extra 5 feet of space on each side (this depends on local zoning requiriements). At 50 feet wide, Bob's Beech is too wide for many in-fill lots, so make sure you have enough room on your land before purchasing this plan.
Subnote: Truss Plans are purchased separately from a truss manufacturer and aren't part of the plan-set price. If you'd like to use trusses, we recommend getting three quotes. (Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
