We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 4-bedroom, 3-bath home with 1,935 sq. ft. engineered for the conditions at your site. With a 44' x 54' footprint, the Duncan's Elm will fit comfortably in a moderately sized parcel of land. Like all our plans, we designed this one for straight-forward, low-cost construction.
Duncan’s Elm is one of the more advanced Mended Oak designs (Mended Oak Scale: 8 out of 10), making it a rewarding challenge for those with professional construction experience—or for determined builders who bring in reliable expertise to help along the way.
If you choose to take this project on yourself, every material and tool you’ll need can be purchased or rented from your local building supply store. For the foundation, with its step-downs and pads, it’s wise to consider subcontracting unless you’re already confident with concrete work.
By the time you complete Duncan’s Elm, you’ll have tackled balloon-framed rake walls alongside traditional platform walls, conventionally framed a ceiling and roof, assembled and set beams, created both vaulted and flat ceiling spaces, and installed windows and doors. Preparing ahead by watching instructional videos will help you decide which tasks you want to handle personally and which to delegate.

(Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
