Isaac's Mesquite (ADU)

$550.00

Isaac’s Mesquite provides architectural and engineering plans for a modern 16’x44’ small house with 703 sq. ft. of living space and a full front porch. Designed for narrow lots, it’s a practical option for guest quarters, rental income, or independent living.

About the Plan: A motivated two-person crew with some skill can complete this structure over a series of weekends (Mended Oak Scale 4  out of 10). It is one of the more straightforward house plans offered, making it a good starting point for do-it-yourself home builders. The structure consists of four walls and a roof, with a sloped-roof porch on one side. Once completed, the roof will have been conventionally framed, spaces with both flat and vaulted ceilings will have been created, balloon-framed rake walls and traditional platform-framed walls will have been constructed, and windows and doors will have been installed. This plan is ideal for building confidence, learning the permitting process, discovering personal capabilities, or working with friends and family. Ultimately, it creates a comfortable living space for a single person or a couple. It is also a practical choice if the project needs to be handed off to a builder for a quick turnaround.

About the Finished Product: Isaac’s Mesquite Alternative Dwelling Unit (ADU) is a 16’x44’ small house designed with a modern look. (Note: At 703 square feet, it exceeds some municipalities’ definition of an ADU.) The porch extends across the front, providing a space for relaxing outside or welcoming friends and neighbors. Windows above the porch allow abundant natural light to enter. The vaulted ceilings and ample light make the space feel larger. This small house, with its modern look, is well suited for narrow lots. Like other ADUs, this plan is suitable as a house for a family member, creating guest quarters, generating rental income, or establishing an independent living space.
