Isaac’s Mesquite Alternative Dwelling Unit (ADU) is a small house designed with a modern look. Designed for narrow lots and spaces, it’s a practical option for guest quarters, rental income, or independent living. Includes a large porch/carport along one side of the house.

If you choose this model

We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 703 sq. ft. 1-bedroom, 1-bathroom ADU. Including the garage/carport, it has a 16’x44’ footprint, (1144 sq ft). this design fits well in narrow spaces or in‑fill parcels (Note: At 703 square feet, it exceeds some municipalities’ definition of an ADU.). Like all Mended Oak plans, we designed this one for straight-forward, low-cost construction. This is our most straight forward house to build.

For DIY Builders

A motivated two-person crew with some skill can complete this structure over a series of weekends (Mended Oak Scale 4 out of 10). It is one of the more straightforward house plans offered, making it a good starting point for do-it-yourself home builders. The structure consists of four walls and a roof, with a sloped-roof porch on one side.

Once completed, the roof will have been conventionally framed, spaces with both flat and vaulted ceilings will have been created, balloon-framed rake walls and traditional platform-framed walls will have been constructed, and windows and doors will have been installed. This plan is ideal for building confidence, learning the permitting process, discovering personal capabilities, or working with friends and family. It is also a practical choice if the project needs to be handed off to a builder for a quick turnaround.

About the Finished Product: The porch extends across the front, providing a space for relaxing outside or welcoming friends and neighbors. Windows above the porch allow abundant natural light to enter. The vaulted ceilings and ample light make the space feel larger. Ultimately, it creates a comfortable living space for a single person or a couple.

(Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
