This is an efficient 576 sq. ft. ADU designed for simplicity, comfort, affordabilty, and pride of ownership. With a welcoming front porch and traditional style, it will fit beautifully on a small lot or in a backyard. With off the shelf components and materials, it's good for the construction budget.

Whether you’re creating space for family, welcoming guests, generating rental income, or establishing independent living, Dotty’s Myrtle delivers. For comfort, two efficient mini-splits can handle heating and cooling without the need for subcontracting. Straightforward to build, rewarding to complete, and efficient to live in.

If you choose this model

We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 1-bedroom, 1-bathroom, 576 sq. ft. home. Engineering, if provided, will be prepared for conditions at your site. Like all our plans, we optimize for straight-forward, low-cost construction.

For DIY Builders

Like every Mended Oak design, Isaac’s Myrtle gives you the freedom to build it yourself or partner with a General Contractor. This plan is approachable and rewarding—perfect for anyone with a bit of confidence in residential construction, even if it’s not your profession. (Mended Oak Scale: 4 out of 10).

If you’ve had some hands-on experience—or have friends who do—you’ll find this project brings genuine do-it-yourself satisfaction and steady, achievable progress. Every material and tool you’ll need is readily available to purchase or rent at your local building supply store.

By the time you’re done, you’ll have conventionally framed a roof, created both flat and vaulted ceiling spaces, built balloon-framed rake walls alongside traditional platform walls, and installed windows and doors—skills that will leave you proud of what you’ve accomplished.

This home connects a modern look with a livable floor plan. It would fit well on smaller lots. It features an open Kitchen, Dining, and Living area under a vaulted ceiling with high windows. The bedroom is full size with closet and door. It has own mini-split to keep things comfortable for sleeping. The utility room has room for laundry and electrical. Access to the bath is through the hall to preserve the privacy.

Need to Customize? Want to extend the porch? Modify a window or door? Change the exterior finish? Download a custom worksheet, mark it up, and contact us with the results. We want to work with you to deliver the house you need. Custom rates start at $1 per square foot for floor plan changes. You'll receive a full quote before we begin.

Subnote: Truss Plans are purchased separately from a truss manufacturer and aren't part of the plan-set price. If you'd like to use trusses, we recommend getting three quotes. (Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
