At Mended Oak, we understand the value of creating community and the importance of having quiet, personal spaces for rest and renewal. This 3-bedroom, 3-bath home features spaces designed for both. When you enter, you step into the vaulted, open living room, which flows naturally into the dining area and large kitchen. Beyond the dining room, a glass door opens to a spacious deck and the backyard. Two of the three bedrooms are well separated from the more public areas, providing quieter and more private spaces.

If you choose this model

We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 2,554 sq. ft. 3‑bedroom, 3‑bath home engineered for the conditions at your site. Lindsay's Laurel Oak was designed in particular to balance community and privacy, and the room layout perfectly embodies this ideal. Like all our plans, we designed this one for straight-forward, low-cost construction.

For DIY Builders

This is a more ambitious project for a do-it-yourself builder (Mended Oak Scale: 7 out of 10). If you decide to build this yourself, make sure you have knowledgeable and reliable expertise lined up to help. Should you choose to take on all or part of the construction, all the materials and tools you need are available for purchase or rent at your nearest big-box retail building supply store. Upon completion, you will have constructed balloon-framed rake walls, traditional platform-framed walls, conventionally framed ceilings and roofs, over-framed portions of the roof, assembled and set beams, created spaces with both vaulted and flat ceilings, framed a deck and a porch, framed a bump-out, and installed numerous windows and doors. Be sure to watch online videos on all these topics ahead of time to decide which parts of the work you want to handle yourself.

(Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
