We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 4-bedroom, 3-bath, 2,327 sq. ft. home engineered for the conditions at your site. With a 51' x 49' footprint, Lindsay's Live Oak is a great fit for a medium-sized parcel, and can easily fit a growing family. Like all our plans, we designed this one for straight-forward, low-cost construction.
This is a somewhat ambitious project for a do-it-yourself home builder (Mended Oak Scale 7 out of 10). While the framing is fairly typical, should you decide to build this yourself, be sure to have knowledgeable, reliable expertise lined up to help. As with all Mended Oak plans, you can purchase or rent all the materials and tools you need at your nearest big-box retail building supply store. When the structure is complete, you will have constructed platform-framed walls, conventionally framed the ceiling and roof, over-framed portions of the roof, assembled and set beams, created spaces with flat ceilings, framed a porch, and installed numerous windows and doors. Be sure to watch online videos on all these topics ahead of time to determine which parts of the work you want to handle yourself.

About the Finished Product: At Mended Oak, we strive to develop plans that encourage gathering and community-building while also providing private spaces for personal retreat. This 4-bedroom, 3-bath plan achieves that balance. There is an easy flow from the entrance into gathering spaces like the kitchen, dining room, living room, and back porch. Three of the four bedrooms are separated from the more public areas to create the quiet needed in the sleeping areas. The back bedroom can serve as an office, a guest room, or a space for a family member seeking more independence.

(Florida Only: After you pick the one you prefer, we'll give them the design information they need, review their engineered truss package for your home, and update your plans so everything fits together smoothly. Selecting the truss option typically delays delivery by four to six weeks).
