Like all Mended Oak homes, the layout of Ron's Sable Palm balances community and privacy. An open living/dining room welcomes you as you enter, flowing into a spacious kitchen. A central hallway leads to bedrooms on either side and a rear lanai that opens to the backyard.
We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 3‑bedroom, 2‑bath, 2,233 sq. ft. home engineered for the conditions at your site. This design, with a 30' x 54' footprint, was created with a small or growing family in mind and fits comfortably on typical suburban lots as well as the in‑fill parcels common in many cities. Like all our plans, we designed this one for straight-forward, low-cost construction.
This is a ambitious project for a do‑it‑yourself builder (Mended Oak Scale: 7 out of 10). If you plan to build it yourself, be sure you have knowledgeable, reliable help available when needed. All required materials and tools can be purchased or rented from your local big‑box or wholesale building supply store. By the time you’re finished, you will have constructed traditional platform‑framed walls, conventionally framed ceilings and roofs, gable faces, and installed multiple windows and doors. Watching DIY tutorials ahead of time is strongly recommended so you can decide which tasks you want to take on personally.
