When you order Sampson’s Sweet Gum, you'll receive architectural and stamped engineering plans for a 3‑bedroom, 2‑bath home with a wrapping porch. With an open floor plan connecting the kitchen, dining, and living room, plus a wraparound porch for outdoor living, it’s designed to function well for small families who value time with one another and connecting with neighbors.

About the Plan: Mended Oak offers two variations of the Sampson plan.  The living space is similar in shape to many houses built in the early 20th century. This is a straightforward project for do-it-yourself builders who have a combination of know-how, motivation, and ability to learn (Mended Oak Scale: 6 out of 10). While it is helpful to have reliable expertise on hand, there are online videos available that provide step-by-step guidance for similar models. All the materials and tools needed to complete the project can be purchased or rented at your nearest big-box retail building supply store. By the time the structure is finished, you will have constructed platform-framed walls, conventionally framed the ceiling and roof, assembled and set beams, created spaces with both vaulted and flat ceilings, framed a deck and a porch, framed a bump-out, and installed numerous windows and doors. Off-grade stem-wall and pier-and-beam foundation options are available. Be sure to decide in advance which tasks you will handle yourself and plan accordingly.

The estimated cost of materials for the plan as shown, including the monolithic foundation, fixtures, and appliances is $90,600 based on material prices in January 2026.  Note: material costs can vary.  No other costs (e.g. land, labor, taxes, financing, etc.) are included in that estimate.
