Patterned after the old homes still found in urban neighborhoods, the Sampson plans are intended for neighborhood living, welcoming friends, and raising a family. With an open floor plan connecting the kitchen, dining, and living room, plus a wraparound porch for outdoor living, Sampson's Sweetgum is designed to function well for small families who value time with one another and connecting with neighbors.

Like all Mended Oak homes, the layout balances space for fellowship and community with the need for privacy and retreat. This is achieved through the open floor plan for communal areas like the porch and kitchen, living, and dining rooms, while keeping half the residence more isolated for the bedrooms.

If you choose this model

We provide complete architectural plans (which includes Florida PE-stamped structural plans for Florida projects) for a 3‑bedroom, 2‑bath, 2,554 sq ft home engineered for the conditions at your site. with a 38' x 68' footprint, Sampson's Sweetgum requires a sizable parcel of land to build. Like all our plans, we designed this one for straight-forward, low-cost construction.

For DIY Builders

This is a straightforward project for do-it-yourself builders who have a combination of know-how, motivation, and ability to learn (Mended Oak Scale: 6 out of 10). While it is helpful to have reliable expertise on hand, there are online videos available that provide step-by-step guidance for similar models. All the materials and tools needed to complete the project can be purchased or rented at your nearest big-box retail building supply store. By the time the structure is finished, you will have constructed platform-framed walls, conventionally framed the ceiling and roof, assembled and set beams, created spaces with both vaulted and flat ceilings, framed a deck and a porch, framed a bump-out, and installed numerous windows and doors. Off-grade stem-wall and pier-and-beam foundation options are available. Be sure to decide in advance which tasks you will handle yourself and plan accordingly.

The estimated cost of materials for the plan as shown, including the monolithic foundation, fixtures, and appliances is $90,600 based on material prices in January 2026. Note: material costs can vary. No other costs (e.g. land, labor, taxes, financing, etc.) are included in that estimate.

About the Finished Product: At Mended Oak, we strive to help people move into homes they can afford and be proud of. This three-bedroom, two-bath design features community space on one side and bedrooms on the other. The kitchen, dining, and living room share an open floor plan. A short hallway connects to the back door and the backyard. Sampson’s Sweet Gum includes a porch that wraps around the front right corner and extends down the side of the house, providing ample exterior covered space for relaxing outside, enjoying outdoor meals, or greeting friends and neighbors.

Selecting the truss option typically delays delivery by four to six weeks).
